Fairway Green III
Fairway Greens III has changed management companies and its attorney as of 4/26/11. The new company will be Allure Property Management and Peter Peak, the new attorney. The first board meeting will be Thursday, April 28, 10 am at the Stoneybrook Rec. Center
The Board of Directors at FWG III also announced a maintenance fee reduction (2011) for the second year in a row. According to Board president Lou Brodersen, the cut will be 4 3/4% with the new fee at $430. Since taking over from Lennar in 2005, FWG III has cut fees three times, with the first coming in 2006.
Allure will be FWG III's fourth management company since the takeover. The previous companies are: AMI, Casey and Omni.
FWG III, which consists of 30 villas, was completed in 2005 with all the units sold in a seven-month period with an average price of $244,000 Since that time, only 33% has changed ownership. Currently, 97% are occupied, with 54% full time residents and snowbirds, who do not rent. Of the rented villas, 33% are long term (1+ years) and 10%, short (1 month+). There is one (3%) abandoned villa in foreclosure.
Brodersen, Dennis Whitman (vice president/treasurer) and Pat Reichmann (secretary) are the 2011 board members.
