Stone Harbour Condominium Association II

The Stone Harbour Condominium Association II represents owners and residents located at xxx and xxx Fairway Cove Lane. The Association is responsible for the exterior maintenance of the buildings and the adjacent grounds, the enforcement of the association’s rules and regulations (see summary below) and the overall management of the property.

The Board of Directors is elected annually by the property owners. The board meets periodically, sets the annual budget in October or November and contracts with a management company to supervise the contracting of services, prepare the annual budget for board consideration, respond to resident complaints or notify owners of violations of the regulations, pursue delinquent dues and insure compliance with all state regulations.

Rules and Regulations

Highlight of the Rules and Regulations that residents need to know.

The rules and Regulations hereinafter enumerated as to the Association properties, condominium property, the common elements, the limited common elements, and the units, shall be deemed n effect until amended by the Boards of Directors of the Association, and shall apply to and be binding upon all units owners. The unit owners shall, at all times, obey said Rules and Regulations and shall use their best efforts to see that they are faithfully observed by their families, guests, invitees, servants, lessees, and persons over whom they exercise control and supervision. The Rules and Regulations are as follows:

1. Building Appearance and Maintenance:

a.) Bicycles, wagons, shopping carts, chairs, benches, tables, or any other objects of a similar type are not permitted on the streets, sidewalks and entry ways to your units.

b.) Personal property of unit owner shall not be stored outside their units.

c.) No Garbage cans, refuse of any kind, supplies, containers, or other articles shall be placed in or on the walkways, hallways, and entry ways, nor shall any linens, cloths, clothing, curtain rugs, mops, or laundry of any kind, or other articles be shaken or hung from any of the windows, doors, walkways, or entry ways, or exposed on any part of the limited common elements or common elements

d.) Refuse and garbage shall be deposited only in the area provided therefore. All garbage must be bagged.

e.) No unit owner shall play upon or permit to be operated a phonograph, television, radio or musical instrument in such a manner as to unreasonably disturb or annoy other occupants of the Condominium.

f.) No exterior radio or television antenna installation, or other wiring, shall be made without the prior written consent of the Board of Directors, except as otherwise provided by law.

g.) No sign, advertisement, notice or other similar material shall be exhibited, displayed, inscribed, painted or affixed, in or upon any part of the units, limited common elements or common elements by any unit owner or occupant without written permission of the Association.

h.) Any window treatment used on the interior of the unit must have a beige color showing on the exterior of the building. No sheets, pillow cases, towels, paper of any kind, newspaper, or cardboard may be used as temporary or permanent window treatments.

2. Alteration of Condominium:

Unit owners are specifically cautioned that their right to make any addition, change, alteration or decoration to the exterior appearance of any portion of the Condominium is subject to the provisions of the Declarations of Condominium, and is also subject to prior approval of the ARC. For example, no unit owner may install screen doors, or apply and type of film covering to the inside or outside of the window or door glass without the prior approval of the Association and the ARC. All such additions, changes, or alterations must be presented in writing to the Board of Directors for approval, accompanied by written plans when requested or drawing and specifications. The Board of Directors shall approve such requests only if the Association is protected against, or indemnified as to construction liens and/or claims arising from such work.

When units are going to be left unattended during a lengthy period of time, residents should:

a.) Remove all furniture, plants and other objects from around the outside of the unit: and

b.) Designate a responsible caretaker to care for owner’s unit should the unit suffer any damage cause by storms, hurricanes, winds or other violent acts of nature and provide the contact information to HHM. Management.

3. Pets:

The Board may impose reasonable restriction upon how and where pets may be permitted upon the common elements. Residents shall cleanup after their pets.

4. Parking of Vehicles:

No repairs or maintenance of vehicles may be performed except emergency repairs. Because there are limited parking spaces, each owner is specifically cautioned that the Boards of Directors may prohibit owners from keeping more than two motor vehicles on the premises on a permanent basis. Any vehicle parked in violation of the parking restrictions is subject to towing, with the owner of the vehicle responsible for all costs of towing.

Its very important that the association have up to date owner or renter information in the case of an emergency involving one or more units or in case of damage to the building by a natural disaster. The following information should be provided to HH Management Services upon either owner or renter occupancy. The information will be kept confidential unless you authorize its release.

The Board of Directors is planning to produce a directory of unit owners. This directory will be available only for unit owners in Stone Harbour II. Owner’s should notify HH Management if they wish to be listed in the directory. The information will not be listed without the owner’s permission.

Key for emergency purposes: If you are not a full-time resident, it is important to leave a key with a local contact person in case there is an emergency in the building or your unit during your absense.  Please previde the contact information of your local contact to HH Management Services.
