Community Development Districts (CDD)

We currently have two special districts: Heritage Harbour South CDD and Heritage Harbour North CDD.  South district includes Stoneybrook, Stoneybrook Golf Course and Lighthouse Cove.  North district includes River Strand.  These government entities own most of the infrastructure of our community and collect a non-ad valorem assessment (on the Manatee County property tax bill) to pay off the long term bonds used to finance the construction of that infrastructure.

Heritage Harbour Master Association (Master Association)

Stoneybrook, River Strand and Lighthouse Cove communities are part of the Master Association.  The Master Association is responsible for the landscaping of all common areas excluding areas contained within sub-association areas (i.e. no landscaping within Stoneybrook).  The Master Association is also responsible for all wilderness areas, storm retention ponds, irrigation systems, roads and street lighting outside the sub-association areas.  They maintain all of the athletic fields. The Master Association contracts with HH Managementto manage all of these services and they often hire sub contractors to actually provide the services.  The Master Association also contracts for our cable services and the roving security patrol.

Stoneybrook Community Association (Stoneybrook Association)

All homeowners in Stoneybrook are members of the Stoneybrook Community Association.  Fairway Greens I – IV (villas), Stone Harbour Commons I – III (condos) and Stone Harbour Coach Homes associations also are part of the Stoneybrook Association, as is the Recreation Center but not the Stoneybrook golf course.  The Stoneybrook Association is responsible for the community’s front and rear entrance and exit gates, landscaping, recreation campus (including the rec center building, pools, in-line skating rink, beach volleyball courts, picnic areas, play area, basketball and tennis courts), and enforcement of the Stoneybrook and Heritage Harbour Master Association covenants (within the Stoneybrook community). It is controlled by Lennar and managed by HH Management Services (941) 747-7261.
